My current lovely lodger has decided to move in with his girl-friend and so my large double-bedroom overlooking the rear garden - with a very light, airy feel - is available in my end-of-terrace property located on a quiet residential avenue in Palmers Green, N13.

Only a five minute walk to Palmers Green rail station (Hertford north line - trains into town via Finsbury Park/Moorgate) & Bounds Green tube station (zone 3) on the Piccadilly line, a 12 minute walk away. Tottenham Court Road is easily under 40 minutes door to door.

Muswell Hill, Crouch End, Winchmore Hill, & Wood Green retail areas are all a relatively short walk away or bus ride and the open spaces of Broomfield, Arnos, Grovelands and Ally Pally parks are all within easy reach; location is ideal for central London whilst affording access to the tranquility of the countryside and green-belt of north London.

Restaurants, pubs, theatres, cinemas, gyms and other recreation opportunities abound all within easy reach of the house. A huge Morrisons is at the top of the road and there's a drive-way for a car.

Ideally, I'm looking for a full-time, professional, fully-employed lodger who wants a calm, peaceful, clean and tidy house where one's space is respected. References from both employer (confirmation of your full-time status, role & indication that you can meet the pcm lodging cost) and a previous landlord reference are required. I then issue a license to lodge - I follow best-practice protocols as I live in the property as a live-in-landlord. The pcm lodging cost is all inclusive of bills: water, gas, electricity, super-fast wifi broad-band, council tax, house-insurances and upkeep & maintenance.

I also provide the occasional meal and vacuum the room either bi-weekly or every week. The middle-floor bathroom is your responsibility but I do use it very occasionally.

The room has black-out blinds, is carpeted with a quality deep-pile carpet, is double-glazed, has a double radiator with temperature control valve and a really comfy double bed; there is an excellent aerial for digital TV and ample wardrobe space and drawers as shown in the photos. I've added wall-art too. In-built shelving would allow storage of personal items such as books/files etc and a desk with chair is perfect as a pc/lap-top work station.

Downstairs there is a separate living room, a dining area with a dining table, some comfortable seating in the dining room and a well-equipped kitchen. A large fridge/freezer in the kitchen, a microwave, dishwasher and a washing machine are also included for use and some cupboard space will be made available for the lodger in the kitchen. There isn't room for a prospective lodger to bring their pots and pans - storage in the kitchen is at a premium and it wouldn't work if a new lodger were to load the kitchen surfaces up with their electric cooking equipment.

The dining room overlooks the garden (50+ metres) and has outdoor furniture for summer dining on the patio area which up 'til mid-afternoon catches the sun. There's a pond in the garden and a multitude of wildlife (it's a dedicated wildlife garden; organic and insect-friendly).

The top floor has my study, bedroom and bathroom so I'm fairly self-contained when using that floor and isn't for lodgers' use. I worked in education for 28+ years but am not working as took early retirement @ 50 and thus am at home with my Greek-rescue dog most of the time, thus an ability to put up with an insanely handsome, very humourous, occasionally over-indulged and extremely loyal and fun dog is required.

I am very quiet, tend to my hobbies, write a bit (badly) and am passionate about my garden & my attempts to establish a wild-flower meadow - which, frankly, is a disaster and is mainly borage and grasses and very few yellow seed rattle-plants; the resident hedgehog, frogs, toads and newts in the established wild-life pond (no fish) along with the grasshoppers, crickets and other bio-diversity is adding to the ecology of the local area; some people think the garden looks messy - it's meant to look this way.

What makes me happy is having people feeling at home here, being able to thrive in their careers and grow, whilst respecting each others lives and life-systems and being able to juggle all that whilst keeping it tidy and clean and take responsibility as an adult that make a home a happy home. Thus, experience of living an adult life, successfully running a shared home is immediately obvious - as is the lack of the experience of it. I think someone working in management within the hospitality sector would be ideal.
