About the flat: 4-bedrooms, new kitchen, two new bathrooms, large snuggly living room with a big brand new L shape sofa, the flat is five stories, it’s huge and once inside feels more like a townhouse then an apartment.

One main WC / bathroom with bathtub great for candlelit soaks on the colder nights, and one WC /shower room. A spacious, bright and fully equipped kitchen (yes we have a dishwasher) with a dining table you can *squeeze* up to 8 around, our socially minded lounge is loaded with boardgames galore and the flats topped off with a cool, plant filled, suntrap rooftop terrace complete with BBQ and sofa! (For you smokers and star gazers) This Is a modernised and spacious ex-council on a large, well lit, friendly and safe estate.

About The Vibes: The current house vibe is happy, cozy and easy going. We are big sharers, enjoy chatting and chill time in the lounge, cooking (and eating), relaxing on our own in our rooms, or flat out on the sofa watching a movie, playing a game, jogging and boot camps in the park (lies), friends often come around for dinner and drinks, the odd night out together.

We are respectful, *clean communal areas*, caring and open communicators, love dancing to music round the flat and around London, we have big senses of HUMOUR. If this sounds like your jam, read on..

About The Rent: Your £700 rent is fully inclusive and covers all bills / insurances / Super-fast fibre optic broadband internet / Netflix account / Amazon Prime + Movies / Cleaner for communal areas twice a month to keep the place spick and span.

About The Small Details: Ridiculously high water pressure and nuclear hot water which is available at all times, super safe entry systems, double glazing, 55 inch TV in the lounge, good coffee. You have access to the entire flat, it’s your home - lots of additional storage for bags / fancy dress etc.

Your room: Which is clear of furniture and ready for you to put your stamp on it. You have navy black out curtains and a double bed. White walls and wooden laminate flooring.

24 hour shops, the high street and markets are in walking distance, it’s a safe area, free car parking, lots of secure options for locking bikes. Cycle to Shoreditch, West end etc in under 30 mins via London safe cycle routes.

15min walk to Peckham Rye with all the bars / shops / restaurants / clubs / art spaces / cinemas and award-winning entertainment Peckham has to offer.

5 min walk to buses of various routes that connect us to big swathes of London, being this centrally located biking, buses and night buses are a good shout in and around town, 10min bus to Elephant castle tube (national rail, northern and Bakerloo lines)
5 min walk to beautiful Burgess Park ― Park runs, lake walks, yoga, ping pong, boot camps, Communal BBQ picnic spots, BMX track, rose gardens, tennis courts.

About The Flatmates:

1.- Ezme, Ruler of Radio; 27
Kind, easy going, up for anything whether it be chilling watching standup comedy and murder docos or being your wing lady to random social events or mad parties.
Ez works in the world of radio producing and spends her time filling this beautiful flat with love, reading thoughtfully and hosting epic dinner for us and her friends.

2 - Cora, Goddess of Spring and the Underground; 26. Spends her days in books and researching for her Masters in the Philosophy of Psycadelics. With fabulous and welcomed chef breaks, she fills the air and our bellies with regular baked goods. Cora is super friendly, motherly, full of wit and adventure.

3. Angela; 33 - Londoner - bodacious live in home owner. Mostly hyped, but truly sensitive and serious when required. A social beast. Travels a lot, out and about, up for a laugh, tries to work hard when she can. Loves documentaries, exploring and roasts.

If you like the sound of this get up so far - you move into a home with a little family, that means you are happy we care about each other’s wellbeing and whereabouts, we brunch and stay in touch about when we are coming home and with whom. We know what’s going on in each other’s lives and although we are independent and we have our own social circles, we lend love and curtesy to each other.

You might be;
A open communicator, be respectful when sharing communal spaces and understand this is a cozy, safe place and working home in the week. Be down for flat dinners / drinkies / games / movies and having all your cream cheese / pork pies eaten in the night.
