Hi, I live in a three bed flat in North Peckham and one of my flatmates is moving out so we're looking for a new tenant!

Property:
Double Bedroom in a Three Bed, rent is £670 + £24 NDO ((no deposit - we pay £70 a month for the flat instead, non refundable)), just under £100 in bills per month, including council tax.
Available from early October until the end of the tenancy in May 2025. Room comes with a double bed + wardrobe + mirror with a storage area above the wardrobe. The bed can be pushed against the wall for added room.

There's a shared living room with a balcony attached, kitchen, bathroom, and toilet. All photos attached below. The property is well insulated in winter and has big windows to keep it cool in warmer months. Noise does not travel across the bedrooms.

Multiple bus routes to London Bridge/Blackfriars, 15 min bus from Elephant and Castle, 18 min walk from Peckham Rye Station (overground and trains). 10 min walk from Peckham Library and Peckham Pulse Gym and Pool (half price membership to Southwark residences and access to other Southwark council facilities). Great music and cultural scene with loads of amazing restaurants and pubs nearby.

You:
Our preference would be a professional between 23 and 26, tidy, not too noisy on work evenings (this mainly refers to Friday evenings as I work Tues-Sat). No problems with a partier or anyone with a partner (however only single occupants apply please). This is queer friendly flat. Neither of us have allergies/are vegetarians so there are no food restrictions in the kitchen. No smoking except for on the balcony.

Us:
We're two early career professionals (24 and 25) who met during masters. We would like to become friends with the incoming tenant. Occasionally we have meals together, we watch films in the living room, go to pubs, the cinema, restaurants together.
