This is a larger than average Double room not only Big it also Comes with a 50" Smart TV, YouTube, Netflix enabled. It's a 4-bed house, very clean and tidy, the room to let is nicely laid out with multi storage ceiling high wardrobes making it very cosy, fully furnished, currently, there are two males and one female living in there. This room is spacious with plenty of storage space. The house is located about 2 minutes from LANGDON PARK DLR station and about four minutes to ALL SAINTS DLR, very close to CHRISP STREET MARKET where some regenerative work is underway for new shops and houses. There is a Tesco and Gym just two minutes’ walk from the house. The house has a rear porch area where smoking tenants can go and have a puff or two. The house benefits from a large kitchen equipped with six hubs large gas cooker, Washing Machine/ Dryer, Microwave, and Large Fridge Freezer. There are 2 bathrooms in the house, both with monsoon showers, one with a bath tub. The room is equipped with a study table and a double bed, TV, Twin Ethernet Cables running in the room for watching online TV or plug a PlayStation for high speed games, or work from home with direct connection to the internet router. The Kitchen cabinets are all divided into equal shares, the upstairs bathroom also has individual cabinets for all four rooms.

Three types of lets are available on this room, take a pick.

1. The rent for this room for single person is £800.00 per calendar Month including bills + council tax + Ultra-Fast Fibre Plus BT Internet connection. Minimum six-month contract.
2. Short let is available on this room 1 to 3 months for £850.00 PCM for single person.
3. I can let it out to a couple for £500 each £1000.00 per calendar month for 2, however minimum 6-month contract.

As times are tough, please only get in touch if you have the means to pay rent for the period you will sign for, a contract is like any other contract you are tied into it.

I am looking for a professional person but will consider letting out to a mature and peaceful student and other potential tenants who's got the means to clear the rent regularly and on time. One Month Rent deposit is required in advance; this deposit is kept into a governmental deposit scheme, all the details will be provided at the time of signing the tenancy Agreement.

Preferably, you have experience in house share. Hold a friendly attitude. You like cleanliness and respect other people’s existence in the house and, you have the tendency of accepting the new house as your own, therefore, you feel at home.
You have No Criminal Records, you are legally allowed to live here in UK, you can provide good reference. I will ask for your previous landlord and current employer to provide reference.

RENT includes:
Water Bills, TV License, High-speed Fibre optics Internet service, Council tax, Gas Bill, Electric Bill, House Maintenance.
House Cleaning: The communal areas get cleaned fortnightly, however, cleaning materials are provided and left in the house, you are welcome to use them to take part in cleaning as well.
This house has a separate seating room.
One car parking space at the back. If you've got a car an additional £95 per month for parking is required.
