Hello! I’m sadly leaving our flat as I am relocating to the US for work. My lovely friend Eliza is staying in the flat and so I’m looking for someone to take over the remainder of my contract until September (there is potential to extend beyond then!).

A bit about the room:
15x13foot room
Huge windows so it is a really nice light and bright room
Triple wardrobe with tonnes of storage space
Comfortable divan bed included plus built in shelves
The room is at the back of the house and doesn’t look out over a road so is super quiet
Some of the other furniture is mine - I’d be happy to leave / sell this to the next tenant for quite cheap. The room is also more than big enough for home working

A bit about the flat:
The flat is on the top floor of an amazing period conversion. There are 2 bedrooms in total with a bright, light shared living space with fireplace, built in shelves, TV and sofa.
There is a separate kitchen and a bathroom both with lots of available storage space.

There is also a big dining table suitable for home working and fast WiFi.

There is tonnes of storage space throughout the flat as well as loads in your room so there will be more than enough space!

A bit about the area:
Brondesbury Villas is close to Kilburn, Kilburn Park and Queens Park tube stations plus several Overground services so getting anywhere central is a breeze! Some tubes start at Queen’s Park too meaning you can always get a seat. The flat is the ideal position between Kilburn High Road (has everything you need) and the lovely Queen’s Park (local independent, shops, cafes, pubs and a park).

You have two M&S, Sainsbury’s, Aldi, Planet Organic and other local supermarkets all on your doorstep. With great restaurants and pubs surrounding the flat too.

Queen’s Park itself is a lovely green space less than 10 mins walk and a great place to run/enjoy the sun (when we get it!)

Street parking available (permit during the week, free at weekend)

A bit about Eliza:
Eliza is 30 years old and works locally as a teacher. Currently working from home but obviously will be back in school as soon as lockdown ends (meaning you will have the place to yourself during the day if working from home). Eliza is an absolute dream to live with - I’ve lived with her for over 4 years and I have no doubt you’ll get on! Super easy-going, friendly and sociable

A bit about you:
The flat is very much a place to call home so it would be great to find someone friendly and sociable who equally appreciates their own space. No smoking or pets allowed in the flat. We like to keep the flat clean and tidy so you must be respectful of communal spaces and willing to clean on a regular basis (currently we each do a deeper clean once a month).

Monies:
The flat is available from 22nd February or 22nd March (but can be flexible on exact date!)

Rent is £874.50 per month

Deposit is £956.25

Bills are currently £117 a month (£82 council tax, £23.50 gas/electric and £11.50 internet). Water is paid until April. TV licence included
