We pride ourselves on maintaining a clean and welcoming home. While our schedules keep us busy during the day, we cherish friendly chats whenever we cross paths.

💸 The Bills
Monthly expenses typically amount to £150 per person, covering:

- Electricity: £70-80 (varies based on usage)
- Council tax: £56 (Band D)
- Water: £15 (fixed cost)
- Wifi: £8 (5G router: 300 download, 40 upload on average)

🛋️ Upfront Costs & Furnishing

The flat was originally unfurnished with only beds provided. We have fully furnished the flat ourselves otherwise including buying used furniture such as the tv stand, couch, table and kitchen items. You'll be responsible for purchasing my share of the shared items at a discounted price (approximately £200 total). This investment can be recouped when selling the items at the end of the tenancy or transferring ownership again.

I am planning to take the furniture in my room with me (desk, drawers, couch, bedside table), however if interested I can consider selling it.

🔒Security Deposit

A security deposit of £1250 will be required, secured via a deposit protection scheme provided by the agents. In addition, there is a £50 admin fee from the agent to conduct referencing.

📍Location

The flat is in NW6 situated in a great location on a quiet street with access to several stations:
- Brondesbury Park (overground): <5 minutes walk
- Kilburn Station (Jubilee): 10 minutes walk
- Queens Park Station (Bakerloo/overground): 15 minutes walk

We have a large Sainsbury’s within 15 minutes walk and also access to Kilburn high street and Queens Park for a wide variety of restaurants, bakeries, coffee shops and all else.

🚗 Parking

If you have a car, there is a gated parking spot available behind the flat with a remote key to open the gates.

👨‍💼 The Agents/Landlords

The flat is rented from a reputable and exceptionally highly rated local agency, who manage all things contract related. However the flat is managed directly by the landlords, who have been very responsive so far addressing issues quickly and properly while also being very pleasant. Both landlord and agent are committed to providing us a hassle-free and high quality rental experience which we’ve had the pleasure to enjoy.

🗓️ Availability

The room is available to move in on the 28th of April or earlier, pending reference checks by the agents. The reference checks are standard procedure as can be found used by any agent and include right to rent, income and previous landlord references.
