Room to rent 380pcm in Raynes park

I'm due to leave my room in Raynes park to attend uni outside London and I'm putting up my room for rent, the current tenants are fun and very social 3 girls and one boy from ages 24-28 but any age is welcome to come visit and see if they like the place

The rent is 380pcm this might increase (but only by about £20) the bills are not included
The electric and water bills are roughly £34 a month
And council tax is £30 a month.

5 minutes from Raynes park station
15 minutes from Kingston town centre via the 57 bus
20 minutes to Wimbledon station

In the beginning the agency does need a two months rent as a deposit which is £760 and a months rent once you've paid this you can move in and the agency would require £120 for agency fees

The new tenant needs to be made aware that at the time of signing the new contract there will be rent increase (this will be decided nearer the time), and that they will signing an agreement with the existing tenants. The increase will only be roughly 20pounds more
