Double room in new-build house with garden

*Double room in sociable house, 7 mins from Seven Sisters tube, 30 mins to Central and East*

We are looking for a third housemate to move into a double room in our friendly and spacious new-build house (with garden!), located a short walk from Seven Sisters station, with access to the Victoria line and Overground.

• THE HOUSE:

The house has three floors – the ground floor contains a kitchen, a toilet and a joint living/dining room. The available room is on the first floor, along with another bedroom and a generous bathroom shared between the two. A final bedroom with en-suite is on the third floor.

It's very bright and clean, is fully-furnished, and has modern appliances, including a washing machine and dishwasher. The garden is a real bonus in London — especially for summer barbecues and drinks — although we do also have Downhills Park and Lordship Recreation Ground just down the road (handy for runs and walks).

• THE AREA:

There are some good pubs and cafes popping up, plenty of corner shops within a short walk, a huge Tesco near the station, plus several other retail parks, high streets and foodie areas within a ten minute bus ride.

• THE HOUSEMATES:

We're two friends who have been here for the past nearly-four years, since the house was built. We are working professionals (marketing manager and web developer) who enjoy the odd takeaway, going out for drinks or usually just hanging out in the living room watching TV and films.

We're sociable and easy-going, and are looking for a friend as much as a housemate to join in with lols and lazy evenings after work. Of course we're respectful of each other's personal space too, and the house is spread out enough that we can disappear for some quiet reading time or a hungover nap!

• THE BORING BIT:

Bills are not included in the rent – they come to around £125 per month per person for council tax, electricity, gas, water, fast broadband, and a cleaner who visits fortnightly. Our letting agency ask for references, admin fees of £150, and the security deposit of around £850.
