Single room in lovely house in Seven Sisters

Hi, I am moving out of my current house in Seven Sisters and my flatmates need someone to replace me.
It’s a single room, but the house has a massive kitchen, massive living room, 2 bathrooms and a garden.
It would be from May, even though I’m ready to move out whenever. It’s a 7 minute walk to Seven Sisters station (Victoria Line) and a 12 minute walk to Manor House station (Piccadilly Line). A lot of local amenities.
The room (and house) is furnished, but it’s my furniture that I’m happy to leave behind for a small amount of money that can be discussed. We’re talking about a bed, wardrobe, chest of drawers, one of the sofas in the property and a kitchen table.
All the bills (gas, water, electricity and council tax) plus the rent usually come to about £877 (rent is £730).

NOTE: this is NOT a sublet. I’m looking for someone to take over the rest of my contract with the agency as well. The contract officially ends in August but the other tenants are also staying after the end of the contract.
