2 Bright Rooms in 3-Bed House w/ Garden

Hi, I’m James - a 27 year old professional working in finance.

I’m looking for 2 new housemates to join me in a 3-bed house located on a quiet road just off Old Kent Road. We have a small garden which is nice for the summer, bright living room, private parking space and dishwasher in the kitchen.

The bedrooms:
- Room 1 = £780/month, larger double room on top floor (move in from 9th June)
- Room 2 = £740/month, smaller double room on top floor (move in ASAP)
- Both rooms have a large window and are bright

Location:
- The house is 2 mins walk from a big Tesco supermarket and has views of Burgess Park.
- There are lots of busses in the area - you can get to London Bridge in 15 mins and Westminster/City of London in about 30 mins.

A bit about me:
- Outgoing and sociable, always up for a pint but also like to do my own thing
- Work around London Bridge- Tend to work quite long hours and normally go to the gym after work, usually in around 9ish. (I'm currently WFH and will be for the foreseeable)
- Often out doing things during the weekend

General house layout:
- 3 floors
- Lower floor = bedroom (mine), bathroom w/ shower + washing machine (no dryer)
- Middle floor = kitchen + living room + garden
- Top floor = 2 bedrooms (these 2 rooms) + shared toilet + sink

Living room:
- Dining table
- Sofa

Kitchen:
- Fan oven w/ 4 hobs
- Dishwasher
- Fridge + freezer
- Everyone gets a cupboard + communal cupboards

The garden:
- Patio area with space for gardening
- Wooden decking with a small table + chairs
- Space to lock bikes (not sheltered from rain)

Estimated costs of bills (per person per month):
- £25 gas + electricity (this will be more in the winter and less in the summer)
- £71 council tax
- £12 water
- £12 wifi
