There is a train track next to the flat, but the noise cancellation is decent, and the service is reduced during the night.

Preferred move-in date is mid-January, but late December is also possible. My current lease runs until September 16, 2026, and I’m looking for someone to take over it through the end of the term. Extensions beyond that date are available.
