This double room in a house share in Stamford Hill is available now. It’s a cosy space (2.87x2.62 metres) with direct private access to a back garden, and includes a double bed frame (NO MATTRESS), and wardrobe. There is also a storage area next to the room, and potential desk space for home working in the living room (we're open to moving things around to accommodate people's needs). Rent is £707.84 per-month (bills not included but they're around £95-120pm (depending on how the energy company is feeling).

The flat is a ground floor, three-bed with two gardens, one bathroom and a good size open-plan living room/kitchen, perfect for hosting, with a rain-sensitive skylight and a large glass door that opens out onto the front garden, featuring herb/vegetable planters and homemade outdoor furniture. It’s a one-minute walk from Stamford Hill Station overground, with bus links to Finsbury Park and walking distance to Manor House, Seven Sisters and Stoke Newington. It's also just down the road from a big Sainsbury’s and a Morrison's.

Clissold Park is a 20-minute walk away, as are the Lea Navigation (canal), Hackney Marshes, the Woodberry Down reservoirs and Walthamstow Wetlands. Nearest bars and restaurants are in Stoke Newington, which is a 10-min walk, and Deliveroo options are sound. There's also room for your bike (if you have one), and permit parking (free at weekends/most hours weekdays), on the road outside.

You’ll be sharing with Harry (British, 33 he/him) and Laura (Colombian, 38 she/her), who are both self-employed—Harry is a writer and works from home, and Laura is a makeup artist, who is often away/out on set. We're into cycling, tattooing, swimming, chilling in the park, watching films and are LGBTQIA+ allies. We enjoy the occasional shared meal and bottles of wine, but value our own peace and space, for which the layout of this house is perfect.

Our third housemate has been here for two years but is moving further out of London, so it would be great to find someone like-minded (and open-minded), who helps keep the place clean and with whom we can chill/enjoy a few drinks with!
