Small double room available in Stamford Hill/Seven Sisters riverside warehouse, with lovely garden/yard and workshop.
Available now - February 28th. We can be flexible with dates for the right person.

We're looking for someone who wants to be part of our silly and caring community, which can include dress-up parties, making videos, strange marsh ceremonies, seasonal dinners and board games. Permanent rooms in the wider warehouse come up regularly, and many current tenants previously sublet.

Best things include
- Backs onto the towpath - lovely garden overlooking the river
- 3 mins down towpath to the marsh, loads of parks and green space
- Riverside cafe 3 mins away
- V friendly community, queer friendly
- Main space is light, warm, has good shower
- Sharing bathroom and kitchen with just 2 people
- Less 'warehousey' than the Manor House ones, smaller community
- We all cook loads and have decent kitchen equipment and an enormous fridge / freezer

Bad things (so you know and we don't waste each others' time)
- Room is on the small side and a little dark sometimes (it has natural light and an opening window to an alleyway; but trees and fence outside block some light)
- It's a bit far to stations - 15/20 mins walk - but there are loads of station options (Tottenham Hale, Seven Sisters, South Tottenham, Stamford Hill, Stoke Newington and there are a a bunch of buses, so it's flexible). There's also a bus 3 mins away to Seven Sisters if you have heavy bags. I play the double bass and have managed to live here with minimal annoyance.
- If you need total silence and privacy to work, this isn't for you, as the office space and kitchen are connected - people could be cooking / making tea / doing the washing during 'office hours'.
- If you are an incredibly light sleeper, this isn't for you. We are generally good at being respectful of noise, but occasionally one of us will have to get up at 7am, or be back at 2am from work, and no amount of effort can make that completely silent.

Access is two steps at the front door and then flat. We have ramps in the yard.

This is in a small warehouse divided into 8 units. We have just 3 people (2 plus you), sharing a bathroom, kitchen and living room. The kitchen has an enormous fridge freezer, microwave, good oven, washing machine. We also have a mezzanine office area with lots of natural light, where you will have a private desk space. We have a record player and a projector.

You would ideally not be working from home every day (a few days a week is of course fine!) and the space is not suitable for someone who needs to make a lot of zoom calls in the office (do whatever you want in your room!) or absolute silence to work.

You will be living with a musician/performer (Hannah) and a graphic designer/illustrator (Esme). We are both around 30. Hannah practices in her room sometimes, but usually goes to a studio. Esme eats vegan, Hannah occasionally cooks meat.

Despite being a warehouse, we have great heating and a good shower - the room gets warm really quickly from the radiator.

We aren't a party house, more low key, but sometimes in the wider warehouse there are parties, eg. Halloween (not this year!) We watch films together most weeks.

There are approx 25-30 people in the same building, with a range of nationalities and ages, and we do all interact to various degress. It's very important that you are not queerphobic or racist. Given we may have another lockdown coming, it was previously nice to have more people around, making it less lonely.

There is a communal backyard and garden, which is used as a social space and workshop. A gate from this goes directly onto the River Lea towpath. There is a lovely cafe 3 minutes away, and Hackney Marshes are 5 minutes away. There's also a park in either direction North or South, so there's great access to nature and open spaces.

Nearest tube is Seven Sisters on Victoria Line (10-15 minute walk), plus there are buses to the tube and to Dalston/Stoke Newington/East from Stamford Hill. Overground from South Tottenham gives further East-West travel options, and Stamford Hill North-South. There's a big Sainsburys and Asda nearby, Lidl about 15 mins, plus late-night local shops open until 1 or 2am.
