Large Sunny Double Room in Stamford Hill 🌞

Our flatmate is moving back home to save up for a move to New Zealand, so a room is free in our lovely 3-bed flat and we need it filled pronto!

THE FLAT: We have a lot of space! Bright living room with TV and books, kitchen/dining area with wall space for bike storage, bathroom with shower and bath. LOVELY big garden with tables/chairs, firepit and hammock. We have neighbours below us and above us (we share garden with downstairs) and we have a groupchat for any parcels or landlord requests (all have the same landlord!) You'll be sharing with a Scottish gal who works as a jeweller and a French gal who works as a waitress. We're both busy out working (neither of us working from home!) but find time to catch up in the kitchen cooking or chill in the garden!

AREA: We're right in the middle of Stamford Hill, with an accurately researched 6 minute walk to Stamford Hill Overground which can take you to Liverpool Street or one stop to Seven Sisters to catch the Victoria line. There's also plenty of buses that can take you Manor House and Finsbury Park direction, or a 10 minute walk to reach the buses towards Dalston and Shoreditch. The area feels super safe and chill, lots of families around, but you can be in Central London in 30/40 mins!

ROOM: The room is downstairs and has 2 big windows facing onto the garden and gets plenty of sunshine.
The room IS also the garden access, so hoping for someone who doesn't mind having us coming through their room to get to the backdoor (it doesn't happen all the time as we're both busy and out a lot, but usually previous flatmates leave the door open when they're not home so we know we can go through without disturbing!)
The room comes furnished with just a double bed but the current flatmate is happy to sell the rest of the furniture if needed!

COST: Rent is £840 and bills currently come to £110 each which includes everything. We also have a cleaner that comes once a month which is £32 which we take turns paying. We have a tricount to keep track of this and shared household items likes toilet paper, toothpaste, washing up liquid etc so everything balances out pretty nicely!

TOTAL: £950pcm + £730 deposit (this is what the current flatmate paid as deposit, will confirm this is still the same with landlord)

We're looking for someone very chill, professional, clean and respectful of our shared spaces. We like to keep the atmosphere very laid back and calm, with occasional parties/gatherings for special occasions! Firepits in the garden during the colder months and sunny garden parties when it's hot is the vibe!
