Our lovely flatmate Ed has a new job and has to move west to distant SW8...and that means we are looking for someone new to come build a fun community with us in our beautiful flat!

Things we have done together recently:
* listened to a lot of new music!
* planted honeysuckle out front!
* added kolokithokeftedes to our house mezze lineup!
* hosted a bbq in our back garden!
* watched Ted Lasso!
* went on a field trip to charleston house for inspiration!

About Us:

Brandon is a 31-year-old product designer. In his free time he enjoys watercolour painting, listening to new music, and plotting walks in the countryside with friends. Ed, 28, is a civil servant. He loves cooking new recipes and meeting new people. Naomi, 32, is staying with us for the summer and is an orchestra conductor from Canada doing a residency with the LSO.

The Flat:
3 bedrooms, 2 bathrooms (one with bathtub/shower). Lots of plants. Large open plan living space, outdoor patio covered in lush greens, large kitchen with plenty of counter space. Furnished. Washing machine + dishwasher, gas hob, huge glass sliding doors + skylight. Did we mention lots of plants. Space for your bike in the corridor.

From the moment we saw this flat we knew that it was the perfect place to build a community. We all tend to spend a lot of time just hanging out in the common space, putting on some jazz, opening the sliding door to the garden, and chatting. We've lived here for 5 years now and we are very keen to keep that vibe going. So if that sounds like your cup of tea then we'd love to hear from you!

The Room:
Opens directly onto our back garden. The room is furnished with bed, a clothes rack, chest of drawers, and desk, space for more furniture if desired.

The Area:
Our flat is located in the leafy, idyllic eastern half of Stoke Newington.
1 minute walk to London's best corner grocery shop
5 minute walk to delicious coffee at the Yellow Warbler cafe
7 minute walk to Stoke Newington High Street
8 minute walk to either Rectory Road or Stoke Newington Overground Stations
9 minute walk to Church Street
11 minute walk to Clapton Overground Station

Short buses to Finsbury Park (Victoria and Piccadilly lines, National Rail), and Dalston Kingsland/Junction (East London and Stratform/Clapham Junction Overground Lines).

Logistics:

Rent - £800 (Paid on the 22nd of every month)
Council Tax + Bills – Historically these were £110 per month (Paid on the 1st of every month). Realistic estimate for this winter is £170 per month.

Application Process:

If we both feel it's a good fit then we would ideally like to hang out together a second time for a coffee / drink just to be sure.

FAQ:
* Can I move in after September 17th? Yes, but you'd need to cover the rent starting from that point.
* Can I WFH in the flat? Yes! There is a great wi-fi network throughout the house and garden.
* How clean is flat? The flat is quite clean. The counters are always cleared /wiped / ready for cooking, public space is kept tidy. We won't specially clean before the viewing so you can get a sense to see if typical cleanliness levels work for you.
* How might the cost of living crisis affect the flat? The realistic estimate is that total cost of living here increases from £900 to £970 per month. The reasonable worst case is that the total cost increases from £900 to £1100 per month. That would be the landlord raises the rent (apparently it's fashionable!) and bills go up higher than anticipated. We will obviously do all we can to reduce those risks!
