3 good size rooms available in a flatshare

Hello,

Sadly, after over 4 years living in the flat, my flatmates have decided to move and I am looking for 3 new flatmates to sign a new contract.

THE ROOMS:

All rooms are good size rooms and fully furnished with a double bed, a wardrobe, a chest drawer and a desk.

THE AREA:

There is 1 min walk from Rectory Road overground station and 1min walk to Hackney Downs park.

There is a bus stop in front of the house and very good connection with Shoreditch.

5min walk to Stoke Newington High Street where you will find plenty of shops / restaurants.

THE HOUSE:

The flat is split over ground and basement and has a really nice rear outdoor garden/patio.

There are 2 BATHROOMS in the house so you will be sharing it with only one person.

There is no livingroom in the house but the kitchen is quite big and it has a sofa, creating a nice place to socialize.

RENT + BILLS:

The deposit is 1 month rent and there will be a £50 (TBC ) agency fee for reference check and making a new contract.
You need to pay one month in advance and bills come to around £70 per month.

MOVE IN DATE

The rooms are available from 8th of August and the rent needs to be covered from the available date.

*there might be a possibility to move a couple of days earlier
**there is the option to sublet one of the smaller rooms to the current tenant untill September, but deposit and contract need to be sorted now.

NEW FLATMATES:

I am looking for friendly, clean and respectfull young proffesionals who will be happy to live in a relaxed house.

Viewings on weekday evenings preferably.
