We currently have two rooms for rent in our house .

We’ll be hosting viewings for both rooms Sunday 22 Feb (daytime), Monday 23 Feb (evening), Tuesday 24 Feb (evening) - please let us know of your availability for these days in your message.

This room is available now, so we're prioritising people who can move and in take over the lease asap. Please only respond if you are keen to move quickly and confident you will pass the agency checks previous landlord references, right to rent in the uk and proof of income.

We currently have two rooms for rent in our house - the other room is a longterm sublet and move in date is March 2nd.

Hello! We’re looking for someone to rent a furnished room in our Stokey house. The house is 8 minutes from Stoke Newington overground, located close to shops, restaurants, pubs and bars on Church Street and Stoke Newington High Street. We’re also very close to Stoke Newington common and Abney Park so there’s plenty of green spaces and the buses are good too. Available now, viewings this Sunday 21/02/2026. (There may be some flexibility, but first viewings will go to those available on Sunday.)

The rent is £817 including bills and house cleaning products. Bills are managed by us, not the landlord, so we often have to pay a bit extra into the house kitty, usually around £10-£15 a month. We keep accounts on a shared spreadsheet so it's all transparent.

The house is split over three floors and has a lovely big garden. We have a large living room/dining room with a big TV, a compact but functional kitchen, a main bathroom, a shower room, and a separate downstairs toilet. We also have an attic for storage and space to store a bike in the hall/living room if you need it. The house is non-smoking, but you can smoke in the back garden.

The room:

The room is huge with high ceilings and two long windows overlooking the garden, so it gets great light. It’s furnished with a bed, wardrobe, chest of drawers, Ikea kallax and chair and essentially a blank canvas, loads of space to make it your own. Plenty of room for WFH set-ups, yoga mats, creative projects, whatever you’re into!

The room is available now, we’re looking for someone who can take over the lease asap, so please only get in touch if you’re ready to move quickly. The agency will carry out standard referencing checks, including landlord reference, Right to Rent, proof of income or a guarantor, so please only apply if you’re confident you can meet those requirements.

The housemates:

Soshana, 33 French (and hopefully soon-to-be British), works in higher education. Partner to Alex, likes gardening, park walks, gallery visits and recently started sewing. Favourites include watching ducks at the pond and the colour blue.

Ilya, 31, Russian/British. Enjoys documentaries, chess, yoga, reading depressing Russian literature and travelling the far reaches of the former Soviet Union in search of the tastiest dumplings.

Freya, 27, Irish. Works in shipping for Fred Perry while desperately trying to become a solicitor. Loves Sims 4, winning pub quizzes (occasional champion at the Army and Navy), plane watching, and reading gay books.

Alex, 35, Scottish, architect who enjoys exploring London with partner Soshana, on foot and by bike - exhibitions, talks, gigs, markets, pubs and parks. Loves his morning coffee in the garden with the neighbour’s big fluffy cat :)

We’re a chill house who all work different schedules and respect each other’s space. We don’t hang out outside of the house very often but we get on well, enjoy each other’s company & care for one another. We’re all quite different people, but the main thing that unites us is wanting to make our house a comfortable and inclusive environment that feels like a home for everyone living here.

We’re looking for a housemate around 26-40—someone tidy, easy-going & willing to pitch in with house jobs and cleaning. We all try to contribute in making our house a nice place to live, and would like to find someone who would join in with that. We’re an LGBT-friendly home. We can’t accept pets unfortunately, sorry.
