Hi, we're Phoebe and Bella, we're looking for a new housemate to join our three bedroom flat as our current flatmate is moving out. Our flatmate will be moving out on the 2nd May.

The flat is in Stoke Newington, just a 2 min walk from Rectory Road station and Hackney Downs park is just around the corner 💛

The room is a super big size for London, with lovely features like wooden flooring and a fireplace. It comes partly furnished with a wardrode.

The flat is part of a Victorian terrace, split across three levels with a large sunny dining/living area, a separate spacious kitchen with all mod cons (dishwasher, washing machine, fridge with freezer etc.) and a large bathroom.

Bills/Rent:
- The rent is £920 per month and is paid directly to the agency.
- Bills are additional- Internet, water, gas, electricity, council tax come to approx £150 per month
- The deposit is £865 + £50 to change names on contract which will need to be covered by you, to be paid directly to the old tenant.
- As rent comes out on the 5th of each month, the rent and bill difference between tennant swap will be £161.46 total, which you’ll pay directly to the old tenant.

I work in research and I’m in the office 3 days a week. I enjoy going out with my friends, finding good spots for spicy margaritas and running!

Bella:
I work in comms and typically in the office 3-4 days a week. Love hanging out with my friends, going to galleries, cooking and the occasional boogie.

You:
- Female
- 25-32yrs old
- Friendly, clean and considerate
- Up for socialising as a house from time to time
- No students, couples, pets or smoking inside the house, sorry
