Hello everyone!

We are looking for someone to take a double room in our lovely Stoke Newington 3 bed, just 2 minutes walk from gorgeous Church Street!

You will be living with myself, 30, who works in research and Ross (35) who works in renewable energy. We both work from home a few days a week and are a chilled but tidy household.

The house has 3 floors; on the ground floor, a large hallway with space for bikes, shoes and coats, a storage cupboard, washing machine
and tumble dryer, bathroom and the good sized kitchen with dining table, separate fridge and freezer and a dishwasher, with a small patio garden that backs onto Stoke Newington Common.

The second floor is home to Ross's bedroom (front) and the large lounge (rear) and upstairs is my bedroom (front) and the available room (rear) with our shared bathroom.

The room is quiet and has 2 windows overlooking the garden and Stoke Newington Common so it's lovely and green. There is a large built-in double wardrobe in the hallway directly outside the room for ample storage space. The room comes unfurnished but there is plenty of room for a double/kingsized bed, desk and chair, chest of drawers, clothes
rail and bedside table.

Despite the lights being on in the photos, the house is bright and gets loads of natural light.

Our home is situated on a quiet family estate in an amazing location:

· 2 minutes walk to Abney Park and Church Street
· 5 minutes walk to Stoke Newington overground station (2
stops from Seven Sisters for the Victoria line)
· 10 mins Bus/Cycle to Dalston Junction (overground all the
way into SE London)
· 10-15 mins cycle to Hackney and London Fields
· 10 minutes walk down Church Street to the amazing Clissold Park!

Stoke Newington High Street has all the required amenities including a great range of grocery stores (Sainsbury's, Harvest, Iceland,
independent butchers, fishmongers and bakers), plus there's a large Morrisons just past the overground station and plenty of cafes, restaurants and great pubs.

A small rent increase is currently being negotiated but should end up with the room costing £1050 + bills which come to around £120 for council tax (band D), gas, electricity, water and wifi. Move in date would officially be 14 May, although our housemate who's leaving said the new tenant could move in a week earlier for the associated rent cost.

We are looking to hold viewings tomorrow (Thursday 16 April) day/evening, Friday day and Saturday day and Monday and make a decision by Tuesday AM as the agent needs to begin referencing asap.
