Large double room with a juliette balcony in quiet residential area in a very safe neighbourhood. Stone’s throw from Lea River canal, Hackney/Walthamstow/Tottenham Marshes all very close with great links further afield. Great parks nearby - Springfield, Abney, Clissold all phenomenal in summer or winter. Short walk to Stoke Newington Church St with great shops & cafes & pubs & small business. Giant Morrisons, Sainsbury’s & Asda all in the neighbourhood.

Short walk/cycle to Dalston Jctn or Hackney Central, two overground stations within 5-10min radius on foot, 10 minute bus hop to Piccadilly Line.


Like many older houses there are one or two idiosyncrasies and lots of character, but everything important is in good shape: sturdy, warm & dry in winter, well ventilated & easy to keep cool in summer. Top floor where room is situated is the warmest place I lived in London.

Common areas recently painted, draught blockers recently installed on sash windows. New Boiler 1y ago. Gas hobs in kitchen, powerful oven, new fridge (with built in water/negroni dispenser), plenty of shelves & pantry space. Two bathrooms., one with a bath.

Housemates all late 20s to mid 30s, all young professional or post-grad students.

Nice easy going household, all keep our own schedule but occasionally have a big meal together etc for occasions. Green fingers welcome. All diets welcome.

We have a cleaning rota, we clean up after ourselves in the kitchen, always check before having visitors etc and we respect one another’s space/privacy, which isn’t hard in a house this big. There are a few minor house rules just to maintain the peace but all basic common sense. Even in lockdown doesn’t feel like we’re treading on each other.

Renting off private landlord very convenient, no agency to deal with. Very fair, straightforward, amenable and good with repairs etc. Even sent us a case of Prosecco for Christmas!

Skylight in the stairwell - not currently opening but access to the roof when it is. Really good clothes-drying area.



The Room:



Room is very spacious and double south-west facing with fantastic light, especially in the afternoon. Doors to a balcony with view over gardens and allowing good air flow to room as required in summer months.

Plenty of power sockets for all your devices.

Current layout makes it a very natural and comfortable space to read, work, relax and generally spend time.
