Double Room in 2-bed flat from 15 September

My flatmate wants to move out on 15 September, so I am looking for some one to replace her in the tenancy.
Working professionals preferred, however students considered.
The contract is till 30th November so you should be looking to stay till then at the very least. New contract will start from 30 November renewable on an Annual basis. However the rent and deposit will remain the same as current year.
Bills are not included but usually come up to £160 per month including council tax(75), water(22), electric(25), gas(50-lesser in the summer)and wifi(25).
There is a huge living room where you can have space to work from home
Sydenham station and the high street is about 2 minutes walk from the flat.
Lidl, Tesco Express and the post office is 5 mins walk away, Sainsbury Local is 3 mins walk away from the flat.
There's a shared living room with 2 sofas and a dining table.
The kitchen is also shared and fully equipped with washing machine, oven, microwave, vacuum cleaner, fridge freezer and electric stove.

Dogs are allowed as pets with prior approval from the Landlord.
The area is very safe at night and during the day Incase you have to travel extremely early or late at night.
