Hello,

I’m looking for someone to move in with me in my SE London garden flat !!

The room
It’s a good sized double room with plenty of west facing light.
All furniture is new.
Paint and decorate at will.

The flat
A cosy Moroccan (?) inspired 2 bed flat on the second (and top) floor of a handsome Victorian house. .
Brand new bathroom.
A big garden!!! Not direct access

The location
About 6 mins to New Cross Gate (4 if you’re determined).
A few minutes away from Telegraph Hill Park

Me
I work in Old Street at a fundraising agency. In the office around 3 days a week.

You
Clean, considerate, want a cosy home rather than a party flat.
Nice. Obviously…

Practical bit
It is a lodger set up but very relaxed

Costs
The rent is £820 + bills. It’s just been me living here so I don’t know how the bills will net out I am thinking around £150

Current bills:
- Internet £24.99 a month until Jan 2027
- Council tax is at £150 a month but will go up in April. New price TBC
- Energy has averaged about £70 a month since November. I suspect that will hit £120 ish when 2 people are here. Although should be much more palatable in spring, summer, and the kind end of autumn
- Water ?? No idea. I haven’t had a bill since November
