2x Double rooms, Tooting (couple or 2x singles)

Hi, I’m Joe. Sadly my two housemates are moving on so I have two double rooms in our amazing 3 bed flat to let from the end of May (potentially a little earlier if it suits). One large double room at £700pm + bills and one small double at £600pm + bills.

Ideally i’m looking for a couple to replace the current set up we have that’s worked really well (they pay for both, occupy the large room and we have the smaller room as a spare). Failing that the rooms can be let separately to two individuals.

You:
I’m looking for people in the same age range, 28-38, and a similar vibe. A mix of male and female to keep the current dynamic. It’s a very sociable and relaxed environment to live in so I want that to continue (basically a good vibe but not a party flat). Goes without saying I want people that will keep the place clean and tidy. We all chip in and do our bit when needed.
Apologies in advance but I won’t respond to anyone outside the age range. The flat gets a lot of attention and there are too many people to get back to as it is.

The flat:
The flat is a 3-bed two floor maisonette with the bedrooms and shared bathroom all on the upper floor. It has a large living room with a small balcony, separate dining room and kitchen, washing machine, small dishwasher, a loft and other storage spaces. We have a private landlord who is great and very easy to deal with.

The area:
We are very well situated in a quiet, private block only a few minutes walk to all your local amenities (Tesco express, Lidl, Sainsburys etc). The closest tube station is Tooting Bec on the Northern line (roughly 7min walk), with Tooting Broadway not too much further in the other direction. Overground rail is covered too with Wandsworth Common and Balham stations roughly 15-20mins walk. There’s a great selection of pubs within walking distance. For keeping fit or relaxing in the summer you have green spaces with both Tooting and Wandsworth commons about a 15min walk away and there are at least 3x gyms and a CrossFit club very close by. Tooting Market is great for restaurants and nightlife too.

About me:
I’m 37, from London, work in finance in the city and pretty laid back to live with. I enjoy all the usual stuff, keeping fit, music, pub nights, eating out and generally socialising with friends and family. I spend my time between here and my GF’s place so if you’re a couple you’ll get the place to yourselves quite regularly (she’ll also be around but the place is very spacious and never crowded when we’re all in).

Room 1 (the larger room) £700pm + bills:
The largest bedroom in the flat. Comes with a double bed, antique(ish) wardrobe and chest of drawers. Has ample space for a desk if you need a wfh set up in your room (current housemate does this).

Room 2 (the smaller room) £600pm + bills:
The smaller of the two but still with a double bed, Ikea wardrobe and chest of drawers with space for a small desk if needed too.

Bills and Deposit:
Bills are roughly £110pm. I need to double check the exact deposit amounts needed but they are just your usual, something like one month/5 weeks rent.
