Student Accommodation Studio needing tenant replac

It is a one bedroom studio flat in a student accommodation building (AXO Seven Sisters) in the Tottenham Hale area (almost 10-15 min walk away from Tottenham Hale station, which has the National Rail and Victoria Line). It has its own kitchenette (sink, medium-sized fridge, and freezer drawer, electric stove, and microwave), with a communal kitchen on the same floor that has big fridges, an oven, and sinks. The studio also has its own ensuite bathroom (everything included: sink, shower and toilet). There is a mini TV in the room on one side of the bed. The bed is big and can fit two people, with a head rest. There is a study desk and an area to eat on in the room. The studio is on the highest floor, the third floor, and the view from the room is nice (you can see a big tree, some greenery and the road). The building is located near a police station so it is safe and there are many shops around, with all the grocery shops (Tesco, Asda, Aldi and Lidl) being in close walking distance and a retail park being a 10 min walk away. There is also floor heating. All bills are included (electricity, water, gas, and internet). There is a laundry room and a gym in the basement of the building, and a reception area on the ground floor at the building entrance. Only students are allowed to live there because it is a student accommodation.

You will need to pay a deposit of £99 and pay the first month payment of £1161.14 (because it is £254 weekly) before you move in because it is a tenancy takeover (see the second next paragraph for more detail on the rent). You also need to have a guarantor who can provide their utility bills and ID, just for security reasons.

I honestly wish I could stay longer because it is such a safe and nice place to live in but unfortunately, personal circumstances have caused me to need to leave and live with my parents.

My tenancy agreement ends on 29th of July 2022 so you can only stay until then but you can negotiate a tenancy extension if you want to with the manager. Also, you will pay £1161.14 monthly but only £979.71 in June and nothing in July. It was spread out this way because they don't accept rent during the July month.

Just search AXO Student Living Seven Sisters for the accommodation website which has more professional pictures and details on the room (labelled as 'bronze studio') but of course, the rent details are different on the website because we will be doing a tenancy takeover, meaning you will be paying less than what the website specifies.
