Large bright bedroom in a Victorian terraced house

I live in this beautiful 3 story Victorian terraced house with 4 amazing flatmates (2 Italian and 2 British). I will be moving out to a place closer to my work, so I am sadly leaving this house.

The house has
- a front patio,
- a beautiful green garden at the back with an outdoor grill and a small terrace.
- 1 restroom with a bathtub, 1 bathroom with a bathtub and another restroom with toilet only.
- a living room with two large couches, books + TV.
There is also a kitchen that is quite large with plenty of space including 2 refrigerators. There is a large basement floor to store your extra stuff.

My room has large windows and receives a lot of sunlight. It has full Venetian blinds, so you can keep the room dark when sleeping. The room comes furnished.

You will be replacing me in the contract which runs until December 31st. Then, you will be renewing the contract with the current tenants start January 1st.

If you agree to buy my mattress + bed frame, I can leave the house earlier (as early as November 1st). Otherwise, I would not be able to rent the room until December 1st (as my new contract does not start until then). Please let me know if this is a problem for you, so we do not schedule a viewing if that is the case.

I bought my mattress + bed frame from IKEA this January (less than 9 months old!). I got it for £565 and would be willing to sell it as low as £400. It is a HYLLESTAD mattress with white MALM frame. Pristine condition.

Deposit is 500. Rent is 705. Bills come about 80-90 depending on the month.
