Gated Tuffnell Park House - Big Double Room !!

Hi I’m Jamie, and I’m moving out of my wonderful Tuffnell Park based 4 bed house (set on a quiet gated development). Now looking for a new roommate to replace me in my large double room. I’ve been here 14 months but I’m now moving in with my partner and so the time has come to wave farewell.

From the house:

Hey future housemate!

We’re James, Josh and Mick, and we’re looking for a great person to take the room that is now available in our house.

The location:
A short walk from Tufnell Park and Archway tube stations (or Upper Holloway and Gospel Oak overground stations), the house is well-surrounded by local cafes (Normans is 100 yards away), shops, pubs and a variety of restaurants. Beautiful Hampstead Heath is a leisurely walk (or short jog) away, and we’ve got frequent day/night buses to/from Shoreditch! Being on the Northern Line is also very convenient to get to just about anywhere in Central London.

The Room:
BIG double room (12ft9x10ft7), on the middle floor of the house. Two lovely large south-east facing windows for your plants to soak up the sun in summer, and bring in the natural warmth in winter. The room comes furnished with a double bed, wardrobe, a chest of drawers and a sofa!

Our flatmate has been working from home as well 3 days a week, so the room is comfortable enough to accommodate that without it taking over your entire space.

The House:
First and foremost it’s...a house! Not a flat, not a mezzanine, but a fantastic modern townhouse with a garden. Set on a purpose-built private residence in a gated community (super secure), the 3 story house is well-kept and neutral on the eye. The garden is leafy, and not overlooked so perfect for storing your bike, and reading a book in the sun come spring.

On the ground floor, we have a small Snug TV room, another washroom (3 in total), and a very large kitchen dining area. The kitchen is really the focal point of the shared area of the house, with a dining table, loads of storage space, lots of workspace to prepare on, and big french doors into the garden. The middle floor is this room, another room room and the main bathroom. The top floor has two other double rooms (one ensuite). We also have an airing cupboard which is great for keeping towels, bed linens and drying washing.

Housemates:
We’re all professionals. Mick works for one of the best north London Brewery’s. James works in legal and business affairs, so is often out of the house & Josh in UX design. We all have our own thing going in London but we all get on and make it a home, whilst respecting each other’s private lives. We'll occasionally all venture to the pub, or have a BBQ in the garden if everyone's around. This isn’t a party house I'm afraid as all of us work early and often into the weekend too, but we definitely don’t mind having people over for dinner and drinks :)

You:
We’re looking for someone, ideally 26-35 in full-time work who is super clean, tidy, friendly and fun. Due to everyone's working arrangements, we can't accommodate people who work night shifts, as people's competing sleep needs create bad vibes! Unfortunately, we can’t accept couples, pets, and smokers. It would be great if you’re also into cooking, music, appreciate a good drink and want to make this house your home (houseplants encouraged!) and not a stop-off on your way through London.

Rent is £740 which doesn’t include bills, these (council, utilities and internet) will come to around £95 a month, and then every 4 months we get a water bill to split between us.
