A double room in Tufnell Park (zone 2) is available from April 1st (girls only)

My sister and I used to share this apartment, but she’s moving out - so I’m looking for someone to take over her room and share a whole apartment between the two of us! The apartment was partially furnished when we moved in, and most of the living room furniture is mine - so the place is fully equipped, and you won’t need to buy essentials.

First photos - is your bedroom. It will be freshly repainted before your move in and I’m currently negotiating a bigger wardrobe for you, but can’t promise yet (fingers crossed).The decorations on the photos are my sister’s - so you will have a bed with a mattress, a desk(the fate of chair is undecided yet), a wardrobe, a bedside table and we are keeping the carpet and curtains. If you wish to have a different layout of furniture - it could be arranged before you move in.

The apartment has freshly new double-glazed windows (better sound isolation and wind protection) and re-insulated roof, as we are on the top floor. It’s also a split level apartment (you can see the floor plan) - lower level has entrance and a bathroom, and upper level has a laundry room and second toilet. We’ll have a great apartment manager who’s responsive and helpful, so any problems - we can reach out to him.

The building has 4 apartments within it, and as you can see in the photo (18) - the backyard space is split into four, and the back-right section is ours. It’s lovely for summer barbecues or evening dinners outside.
We also live close to Hampstead Heath (walking 25-30min), so area is heavily populated by lots of birds and every morning it’s literally like a bird symphony! Also have 4 green parakeets living on the tree across.

Area wise. The apartment is situated on the other end of Tufnell Park Road. So we positioned ourselves between Holloway and Tufnell Park. Great spot between the high street and residential area.

We have:
- Oden luxe around the corner (2 min)
- Lidl, Morrison, Waitrose (5min)
- B&Q, lots of bakeries, smaller grocery stores, gyms, McDonalds, Superdrug, Boots, restaurants and many more (5min)
- On the Tuffnel park side great gastro pub(Tufnell Park Tavern), coffee places and shop Budgens that works on Sundays till 8pm!
- Small tennis courts 10 min away from us, but I also do tennis in Hampstead Heath (Parliament hill tennis courts) and they have lots of affordable group sessions if you are interested.

Transport(best part). We are situated between 3 tube lines - Tufnell Park (10min), Holloway Road(10min), Finsbury Park(15-20min, but there’s a straight set of buses across the street, so it can be 5min)
We also have great set of buses -
29/253 - 10 min to Camden Town.
17 - towards Chancery Lane, when I worked there it took about 35 min. Super convenient as you don’t need to get on a dusty tube and just being delivered straight to the office. Also a bit of sun exposure in the morning ahaha
21 - straight to the City (35-40 min)
263/43 - 10 min to Highbury&Islington overground station (great for traveling to the east) and then to the city. We also have Upper Holloway overground in the opposite direction (5min by bus).

We also have close proximity to Highgate, Highgate Cemetery, Waterlow Park and generally the area between Hampstead and Highgate is full of celebrities and famous people, who I met quite a lot (but locals usually don’t approach them).

About me: I'm a 24 y. o girl from Ukraine, moved to London 4 years ago and have been working in a film/media industry. I'm a very home-caring person, so you will have a good chill vibe and warm atmosphere. I know there are people who consider house sharing as just a place to sleep - but given that it’s just me and you (not like 3-5 people in the apartment), I believe it’s a bit different and more close set up, so I hope a person living here could genuinely feel it like a home, not just a house. Also as it’s just 2 of us - it’s easier to have friends/relatives visiting from abroad as both your room and living room can be used for their stay.

Price.
£1025 per month. (I will be paying £1075 as my room is a bit bigger). Deposit around £1200. The bills would be around £200 monthly, depending on the season and our usage. (Council Tax Borough of Islington, Band E)
You would need to be earning at least £33k per year, or have a UK based guarantor to pass a reference check.
