Double bedroom in modern townhouse with garden

I'm looking for someone to take over my contract to live in
a lovely and relaxed house in Vauxhall! The room is a good sized double bedroom on the first floor of a Victorian townhouse available on 3rd September. The house is located on a quiet road centrally located with a short walk to Vauxhall, Stockwell and Oval tube stations. I'm sad to be leaving this lovely house and housemates, but am moving west to be better located for work.

THE HOUSE
As the house was formally lived in by the landlord it’s been furnished to a very high standard with dark wooden floors, high-quality - and large – kitchen with an island/bar, dishwasher, and double Rangemaster cooker, separate laundry room with washer/dryer, a large and beautifully decorated dining-living room and a small garden where we love to grow flowers & veggies or have a summer bbq on the paved patio. 

There are three modern bathrooms in the house (one with a bath tub, two with large showers) but you will share a bathroom with just one other person.

The house has very nice Victorian features throughout, such as multiple fireplaces, decorated ceilings, nice lighting in the living room and a big comfy sofa. We also have a huge basement which is super handy for storing luggage or summer furniture during the winter months and is equally used by all flatmates. 

THE ROOM
Good sized double bedroom overlooking the garden, so it gets a lot of natural light and sun throughout the day. As it overlooks the garden it is very quiet, with no street sound. The room has plenty of storage, with a large wardrobe and under-bed storage. The room comes with a white chest of drawers (similar to the one in the photos) and a bedside table, currently in the basement but can be moved up if you want them. I've even managed to fit in a desk and a yoga mat to serve all my WFH needs, so you can definitely make a lot of use with the space!

AMENITIES
There is a huge Sainsbury's 5 mins walking distance from the house, a Coop, many pubs on the river and lots of Portuguese and Brazilian cafes and restaurants just around the corner. We also love Stockwell Continental for delicious sourdough pizza and pasta just a few minutes walk from the house or the Black Dog for a Sunday roast. Brixton is a 10-15 minutes bus ride. If you are into exercise, there are parks, tennis courts, climbing walls, and plenty of gyms (budget and boutique) and there is always the river which is great for a run.

THE FLATMATES
You will share the house with five lovely flatmates, and it's a very international household with British, Portuguese, Canadian and New Zealand backgrounds. Two of the five are a couple, who are just moving in in August. We’re into design, music, yoga, dancing, cooking, politics and a bunch of other stuff we can talk about when you visit. We are sociable and like to hang out in the house or one of the nearby pubs, but equally have busy work and social lives and respect each other's space.

PRACTICALITIES
The contract is direct with the owner, so no agency fees involved, but with all tenant securities such as DPS (which is equal to one months rent and will be re-registered with your name) and an inventory checklist which will need to be checked and agreed prior to moving in with the current flatmates but won't require any additional costs. 

We have a cleaner coming around once a week to clean all shared spaces and bathrooms and bills are around 80 or so. The landlord is very nice, flexible and reasonable, so if you wish to leave early you just need to ensure you have a replacement to put on the tenancy. There will be a credit and some document checks, all standard stuff really.
