Our flat

Small room in Walthamstow with excellent travel connections and on the edge of Walthamstow Marshes.

This room is available now in our quiet and friendly 2-bedroom first floor flat in a converted Victorian terrace. The room is newly decorated and refurnished. We are a queer couple and we own the place so it’s a lodger’s agreement.

The room is at the back of the flat and it includes a small double bed, wardrobe and chest of drawers, under-bed and shelf storage. There’s no storage available outside of the room, so it’s best suited for someone who doesn’t have a lot of stuff.

You’re welcome to use all of our kitchen utensils and tableware etc so no need to have all of that yourself.

There is one shared bathroom with a combined bath and shower.
You are welcome to use the living room, when it’s not being used as a WFH space on weekdays.

The flat is in the Coppermill Lane area of Walthamstow, located near to Blackhorse Road. Amazing transport links across London with the Victoria Line and 2 Overground lines on our doorstep. Walthamstow High Street is a 5 minute walk away (Lidl, big Sainsbury’s, Gym Group gym). Lots of nice places to eat. We love this area a lot, we've always found it really safe, diverse and well connected.

Blackhorse Road station: <10 min walk, Victoria Line and London Overground Barking-Gospel Oak line
St James Street Station: c.5 min walk, Liverpool Street-Chingford line. Goes direct to Hackney & Bethnal Green in about 10 mins.

There are also bus routes to Wood Green (230) and Stratford (158).
Our place is on a quiet cycle lane which runs right into central London through Hackney. It takes about 35 mins to cycle into the City. Options for local bike storage (although not in the flat itself).
There is no garden access but we are walking distance to lots of open green spaces (the marshes, Walthamstow Wetlands, St James’s park, etc). Walking distance to cafes, restaurants and breweries/pubs.

No pets. No couples.

Rent + bills (pcm):
£800 inc bills and cleaner every 2 weeks.

Tenancy: Lodger’s agreement. We’re open to short-term or longer lets (ideally min 6 months. We are the owners of the flat and also live here.

Benefits + references etc: Benefits accepted and 1 reference required.

Deposit: 1 months rent deposit (£800)

Access info:

This is a first floor property. With 12 steps to get to the flat. Inside we have 3 internal steps as it’s split level. There is a combined bath and shower so this requires stepping in and out.

About us:

You’d be living with Kyle and Joe - a gay couple. We are the homeowners so this is a lodger’s agreement. Kyle is a mixed race cis gay man who works in the arts and Joe is a white cis gay man working for the NHS. We’re a friendly and easy-going couple. We love going to the theatre and are out a fair bit over the weekend. Our home is a relaxing and quiet space for us-we don’t host parties or gatherings here.

We work from home at least 4 days during week in the living room.

The room is best suited for someone who doesn’t work from home and also has a busy social/work life. If you’re looking for nights in hanging out with housemates, then this probably isn’t the right vibe.
