We are renting out a cosy room with a double bed in our family home, located in Walthamstow (E17). Although the room is not very large, it features a double bed for extra comfort and still offers enough space to move around or to fit a large mirror or a television on the opposite wall, as shown in the photos. The wardrobe assigned for the tenant is located in the hallway, allowing for efficient use of space.

Important update:
Due to issues with the previous tenant regarding noise, cleanliness, and the use of our belongings, we have modified our arrangement. The tenant will leave on 15 March, so the room will be available from that date. Please note that, in this case, the rental excludes access to the living room; that is, you will only have access to the room, the bathroom and the kitchen.

About the house and the area:

• Location:
Our home is situated in a quiet area of Walthamstow, just a 10-15 minute walk from Walthamstow Central Station (Victoria Line), giving you quick access to central London. In addition, there are bus stops a 5-minute walk away.

• Shops and services:
Within a 15-minute walk you will find The Mall Walthamstow, with supermarkets, shops, restaurants and cafés. Asda 24h is just a 5-minute walk away.

The room:

• Double bed in a compact, bright room with a skylight.
• Space available to fit a television or a large mirror on the opposite wall.
• The wardrobe is located in the adjoining hallway to maximise space.

Rules and requirements:

We are looking for a person who is clean, responsible and respectful. You are required to:
• Adhere to and respect the established cleaning rota.
• Respect the belongings and spaces of others (including other rooms and personal items).
• Avoid making noise at night.

The rent is £600 per month, with payment to be made before the 28th of each month (depending on the contract), and an additional fee of £10 per month is added for the purchase of cleaning products (excluding sanitary items, personal hygiene products and laundry detergent, which are for personal purchase). A rental contract will be signed and a two-week deposit £275 will be required.
