I’m looking for someone to take over a lease from 1st April 2026 in our lovely flat in Walthamstow. The flat is a ten minute walk from Walthamstow Central station (Victoria and Weaver lines and bus depot), less than ten minutes from the Walthamstow Village (Orford Road) and about twelve minutes from Walthamstow Queens Road (Suffragette line) - it’s really well-connected, you can get from the flat to Oxford Circus or King’s Cross in half an hour.

The room is a spacious and cosy double which comes furnished with a bed frame and mattress. My flatmate who is leaving is also happy to sell you any/all of her desk, wardrobe, drawers and bedside table very cheaply if you’d prefer not to furnish the room yourself.

The flat has a shared kitchen, shared bathroom and a sunny living/dining room. We also have a cute back garden which isn’t shared with any other flats.

A bit about me - I’m Catriona (32, Irish). I’m friendly, chatty and easygoing. I work in arts marketing but am also a ballet teacher, so I’m out of the flat a few evenings a week. I enjoy going to the theatre, out for brunch or dinner or to the pub! The flat is clean, tidy, calm, and definitely more of a relaxed, non-party place. My flatmate and I have been in this flat for four years, ever since I arrived in London, and it’s a great place to live.

Rent is £825 a month plus bills/council tax (around £150). The lease is a joint rolling tenancy, but I’m looking for someone who intends to stay for at least a year. The letting agency will need to do referencing for whoever takes over the lease from my current flatmate.

I’m hoping to find a working professional female in her late 20s to mid 30s who’s clean, tidy, considerate, and up for the occasional chat, coffee, or glass of wine, while also valuing personal space. No pets im afraid. A couple of WFH days is totally fine, just not full-time.
