Room available in 2-bed flat in E17, 2 min walk from Walthamstow Central Station. From May 31st

For the contract you’d need to be earning over £30k. Ideally someone around 26 and upwards in age plz!! And queer friendly - no hate in this house x

🌻About the flat🌻
My housemate is moving in with her bf so need to fill the room. Rent is £875 and with bills it varies but around £1k-£1.1k p/m with water paid once a year. We are still clarifying with the landlord if there will be a rent increase alongside the tenant swap so would keep you updated if this happens - he’s very reasonable so if it were to, I doubt it would be by much, if anything.

Room comes fully unfurnished!

The landlord is very flexible with what you do to the room and walls just so long as it is returned to its original state if you move out. The sun hits this room in the afternoon/evening so it gets some really good light - easily the brightest room in the flat.

The room is very decently sized and you could easily also fit a desk in there.

The kitchen/lounge is the same space but is divided nicely.

We also have a bath!

The rest of the furniture in the flat I’ll end up owning once my current housemate moves out 🙂

The flat is on Hoe Street however you cannot hear any traffic at all in the bedroom. There is a shopping centre with an Asda, tk maxx and a boots in about 5 mins from the flat. Theres also a Lidl outside this and a Sainsbury’s 5-10 mins walk down the road. We’re close to Walthamstow Village and Lloyd Park is only a 20 min walk which I love to spend the summer there reading.

I’m 28 and work full time in marketing and I would be WFH 2-3 times a week.

In my free time I powerlift! I would be at training 3 evenings a week and would be making dinner around 9/9:30 so the space is best suited for someone who doesn’t have to be asleep really early! I’m very respectful of this but would prefer someone with a semi similar schedule to avoid clashes x

I love horror movies, bobs burgers, dad rock, wild swimming, karaoke and anything artsy as I used to work 6 yrs in photography 🩷

I’m more of a homebody than a partier, but also love the pub - I have a really nice group of friends I hang out with but I’m a big fan of chilling at home, reading, watching movies etc. A home for me is a nice calm space and I would be excited to live with someone who also has the same vibe.

I am vegan but I’m happy to live with veggies or people who eat meat, just wanted to clarify obv!
