Hi, I have a spare room going in a second-floor, two bedroom flat on Walworth Road, 10 minutes walk from Kennington or Elephant and Castle stations, with bus links to central and south London one minutes walk away. You would be sharing with a quiet PhD student.

KEY DETAILS
- Unfortunately very inaccessible. Only access, three flights of narrow stairs with no lift. No phone entry system. Single level flat (kitchen and bathroom on same level as bedroom). No real adaptations.
- Room furnished with double bed, wardrobe, chest of drawers, two lamps, desk and chair.
- Contract details: contract is imminently up for renewal for the beginning of March, however I am ideally looking for a short term let of 1-3 months.
- Bills: water rates, electricity and gas, internet-phone, comes to around £60. I’m a student so I don’t pay council tax but you might, but it would be 75% of the total amount.

OTHER DETAILS (where new = installed when I moved in 2 years ago)
- Small kitchen, gas hob, new oven, new washer-dryer, other nice useful cooking things.
- Comfortable living room with dining table, TV and sofas.

- I’m a quiet professional who works in the charity sector, clean and tidy. I have friends around occasionally for tea or dinner but doesn’t get much more raucous than that, so I’m hoping to find someone who similarly enjoys a quiet and calm space.
