Available from 01 September. A double-bed room available in a lovely, recently renovated flat set over 3 floors. The current tenants include myself (a professional in mid 30s, rarely at flat more once a week), and a professional female tenant in her early 20s. We are looking for a third tenant to replace another who is moving abroad to study. The property consists of 3 bedrooms (1 bedroom is for landlord on top floor), a brand new bathroom (large walk-in shower), and a very nice kitchen and lounge - all fully furnished. The room available for rent is spacious, furnished (new mattress), and has cupboards and other storage.

I think that the flat has a very nice, sociable character, with plenty of light, pleasant furnishings, and a breakfast bar and dining table where you can eat or do work.

The flat is in a great location for access to local overground train and bus services (Earlsfield station is about 15 mins walk, northern line tube is about 20 mins walk). The flat is on the 3rd floor or the block which means very good security (there is a separate security door to the outside of the building, with intercom).

Flat has quick access to local shops, pubs and beautiful Wandsworth Common (all just 2 mins walk). Earlsfield, Northcote Road and other great areas are within 15 mins walk, with fantastic restaurants and shops galore.

The rental price includes:

Parking: There are local places to park all day, within just a few hundred metres of the building. You can park immediately outside building, but would need to pay for a 1 hour permit (to cover 10am-11am)

Who I am: The landlord, James (that's me), lives in the flat for about 2 days of each week, and is a friendly professional in his early mid 30s.

I'm looking for friendly people, preferably professional, who are tidy and considerate. I enjoy a beer or glass of wine in the evening sometimes, and I also enjoy the odd dinner party or welcoming a few friends around in summer to watch the tennis or other sport.
