Refurbished double room, 3 min from Waterloo

I am moving out of my lovely spacious double room in a refurbished 3 bed flat after 4 years:(
3 min walk from Waterloo Station. The flat is located on a quiet street. The location is phenomenal, multiple tube lines and trains, possible to walk most places in zone1.

Spacious room with a lot of light (3 big windows). Comes furnished (bed, nightstand, chest of drawers and a closet).

Kitchen and bathroom are refurbished and in great condition, living room for shared use. Kitchen includes dishwasher, washer/dryer, big fridge and separate freezer.

There is a small park right behind the flat. Lots of shops, bakeries, restaurants 2 min walk away.

The rent is 1200£ not including bills, which come to around 150£ (water, council tax, gas, electricity, and wifi).

Both flatmates are very lovely girls that keep the flat really clean and tidy. Both professionals, and not working from home a lot so the flat doesn’t feel crowded.

I am looking for someone to take over my contract that ends 28th July and can be further extended then. Move in date can be flexible (end of February- end of March).
As this is the tenancy handover the deposit would be paid directly to me.
