Room available in a 3-bed flat in Waterloo (SE1), very close to central London and several universities.

This flat is currently shared by two male King’s College London students aged 20 and 21 (myself). We’re friendly, respectful and sociable, and enjoy things like the gym, sports, cooking and exploring London. We’re looking for a student to replace our current flatmate who is moving out.

The room is furnished and the flat includes a shared living room, kitchen and bathroom. Internet is already set up and bills are shared equally between the three tenants.

Location:
- Short walk to Waterloo Station (~3 mins).
- Close to King’s College London and other central London universities.
- Many shops, cafes and restaurants nearby.

Rent:
- £1,218 per month
- £1,218 deposit
- Bills shared between tenants

Availability:
- Available from 9th March 2026
- Tenancy runs until 8th September 2026
- Replacement tenant will need to pass referencing through the landlord.

Furniture handover:
There is a £200 furniture handover payment which will go to the current tenant for the existing furniture in the room (bed: frame, mattress, duvet & pillow, mirror, table, chair, closet).

We’re both looking for someone friendly, clean and respectful who would fit well into the flat.
