Double room in Central Westminster

I’m offering use of a bedroom, 3.6m x 3.2m, (currently furnished with one double bed, 135cm x 190 cm), in my duplex flat of about 90 sq m. All common areas (kitchen, study, lounge) on ground floor are also available for all tenants (max 3) to use.

Happy to rent to a single tenant for £1,500 / month or to two people for £1,700 / month. Bills for council tax, water, broadband, TV, Netflix, Amazon Prime, gas and electric included. Tenants are responsible for regular cleaning, which is currently supplemented by a cleaner costing £35 per fortnight, shared between all tenants.

I'm looking for an employed professional(s) working in a business environment and not from home. Unfortunately, due to previous bad experiences, I will not let to someone working in the hospitality industry or an undergraduate student.

Another bedroom in the apartment is let to a 25 year old French female who works for a Corporate and Investment Bank based in the City. She will continue to live in the flat as the flatmate of new tenant(s).

I’m a live out landlord but treat the flat as my own home in the way it is furnished and maintained. I’d like a mature (house trained!) tenant who will treat the flat as their own home and keep it clean and tidy. My wife and I do use the third bedroom in the apartment for about 4 nights a month on average.

Regency Street is a quite road with mainly residential property, but only 5 mins walk from Pimlico tube and Government buildings (eg Home Office). It is ten minutes walk from Victoria station and the offices in Victoria Street/ Buckingham Palace Road (Microsoft, Google etc). The tube trip to Green Park from Pimlico takes 10 minutes and from St James Park to the City (door to door) takes about 30 minutes. There are direct buses to St Thomas's Hospital on the South side of the river, which take about 15 minutes.
