Bright room in SW1 female flat-flexi move in date-

The room

Hi all,
Double room available in a 3 bed, 2 bath flat with shared living room and kitchen.

The room is big and fully furnished with lots of storage.
It shares a bathroom with another room with an extremely clean and tidy girl.

The rent is 258 per week payable via standing order of which 8 pounds correspond to the TV license, broadband and water bills that are still under my name.
On top of those bills there are:
- £49 per month per person for council tax (Band E)
- £30 approx. per month per person (the amount varies as depends on usage) per person for electricity and gas
- £25 approx per month per person for cleaning lady (comes twice a month to clean common areas)
So: 250 per week of rent + all expenses above approx. £140 per month (35 the ones in my name + 35 council tax + 30 energy + 25 cleaning lady).
The total of rent + bills monthly (which may vary depending on use) is approx. £1220.

The flat is in ad indeal location:
- 4 minute walk from Pimlico tube station (Victoria line),
- 10/15 minute walk (depending on pace) to Victoria Station, St James's Park Station or Westminster station for an easy commute to Canary Wharf
- across the street there's a bus stop and it's close to the river too so perfect for people willing to jog or cycle.

-Behind the Tate Britain, 1 min walk to the London College of Design
-Within a 5 min walk to multiple supermarkets, shops etc

The flat is quiet which is something unique for such a central location and the apartment is on the first floor (no lift) of an imposing Edwardian mansion. Just across the flat there is also a communal garden which is perfect for unwinding and relaxing and off street parking is available!

Looking for a clean and tidy (for real!!) professional who is responsible (no parties) and doesn't smoke aged 28-40. Preference for prefer a female flatmate as the 2 existing flatmates are females.

The girls are one Spanish and one Greek and are absolutely lovely, extremely respectful of common spaces, responsible and possibly the girls I would've picked myself to live with if I were still living in the flat.
