A room is becoming available in an amazing 3-storey flat, a stone throw away from Wimbledon centre and it’s great commuter links.

1. The location
Located in a small cul-de-sac just off Wimbledon Broadway, close to shops, gyms and restaurants. Close to the District line, and South West (15 minutes to Waterloo) and Thameslink national rail lines.

2. The flat
Three double bedrooms, with your new room on the top floor, sharing a bathroom with one other housemate. The bathroom is big and has a shower and bath for relaxing when the working week is over.

The kitchen is a great size and needs to be seen to be appreciated. There is enough equipment to make even the best master chef feel at home. The sitting room is homely and has a dining table (in case you fancy hosting friends for food). There is also a large area at the back of the house for relaxing in the sun - compete with bbq. The neighbours are also friendly. WiFi throughout.

3. The room
Your new room is a very comfortable size, and comes fully furnished with a double bed and mattress, 2 bedside cabinets, a stand-alone wardrobe, a chest of drawers, mirror, desk and chairs, as well as an original fireplace. The views are incredible and at night you can see the skyline of the city.

4. The people
You’ll be sharing with Jamie, a software engineer who works in London, and enjoys sports (football and golf), and Lucy, a software trainer who has recently returned from a short-term project working in the South Atlantic.

5. The technical bits
The contract is handled through Penham, the estate agent who manages the household on behalf of the landlord.

The room is £750 a month, payable to the landlord on the 20th of the month.

Bills come to around £100 per month and one of the housemates looks after them, so you just pay them (full spreadsheets sent every month and you have passwords and access to all of the accounts).

The room is paid until 20th July and your share of the bills are paid for the whole of July!

Deposit is £903.84 which is held with DPS.

£180.76 is payable as a holding fee when you start the application, and this is deducted from your first rent payment.

There are some forms to fill in for references etc. and this can be discussed further if you come to visit the house. The flat is rented as a whole, not an individual room, but you make your payment individually to the landlord and not through a joint account.

You’ll be taking over my contract as I’m leaving for pastures new.
