Bright, fully furnished double room with beautiful views. Ample storage and wood flooring. Double bed, chest of drawers, bedside table, desk & triple wardrobe. Also, the living room is a big shared space with a bookcase to display all of your things, so you don’t have to fit your whole life into your bedroom.

Inclusive of all bills - unlimited 200mb fibre broadband, Netflix, Prime, water, electric, cleaner, TV licence & council tax (Band D). Caveat - with the current electric bills going up, there may be months where we all have to put a bit extra in to cover the costs.

Deposit: 1 month’s rent security deposit + 1 month’s rent in advance. Minimum term 6 months.

Woodford:
Welcome to North East London, the loopy bit on the Central line. Woodford is pretty lovely, decent restaurants, cafes, shops and takeaways, but quiet and only 30 minutes to the centre of London. (Faster now with Crossrail if you cross the platform at Stratford.)

For the kitchen-friendly of you out there, there’s both a Sainsbury’s, a big Co-Op and an organic/health/vegan deli place that sells every kind of milk one can conceivably squeeze from another thing, within 60 seconds of the front door and it's 1 stop on the tube to a Waitrose & M&S at South Woodford, if you’re feeling fancy.

People:
You'd be living with me; Scott, a creative in the events world.

You'd be sharing a bathroom with Leanne, who does the coolest makeup, which would put Ru Paul to shame.

Only decent human beings may apply; or at the very least, nice people who don't put the butter knife back in the butter if it’s covered in toast crumbs...if you do, please reconsider all of your life decisions up until this point and have a long hard think about yourself.

We have a homelike atmosphere here, but if you’re a room squireller, you won’t be judged for it. I work in the arts and would love to live with others working in creative fields of any stripe, who have similar interests; but don’t let that put you off. I think scientists are artists in disguise and digital marketing people are...well no, the digital marketing people...no, that’s where the soul goes to die...I know I used to be one...oh screw it, the digital marketing people can come too.

Not a party house...unless it involves pillow forts and board games. I don't smoke and would prefer to live with others who don’t either, which includes vapes because it’s stinky...but there is a balcony if you absolutely need to inhale something (see how non-judgmental that was).

Security:
Tamar Square is a private gated space with entry key code system. There are two sets of gates to infiltrate the building and a moat...there is no moat...there's sort of a moat. There is however a caretaker named Igor who has an office under the building and will accept Amazon deliveries during the day...that bit’s true.

Bathroom:
The bathroom is sumptuous and spotless with a shower/bath, shared between just you and Leanne as I have a separate little en-suite - we don’t joke about the bathroom, it’s a safe space.

Kitchen:
Modern kitchen, all glossy and shiny and copper with the lazy person’s best amenities; dishwasher, washing machine and tumble dryer.

Store room:
There's an outside storage shed/garage/room thing for luggage and the like.

Balcony:
Pretty decked area with a little herb garden and breakfast table. I do seem to kill all plants though, so if you’re good at that sort of thing, come help.

Garden/Courtyard:
There’s also a communal garden and courtyard, no seriously!? Yes way Jose. It’s well maintained...someone cuts the grass I think and there’s flowers. It’s a green bit and there’s benches and stuff you can sit on, so that’s good, what more do you want?

Access:
There’s about 5 different entrances to the square, and there’s lift access too when you have heavy shopping.

Transport:
Woodford Tube (Central line) station is 1 minute walk away, or 30 seconds run away if you’re late a lot, like me.

Only 9 minutes to Stratford, 24 minutes to Liverpool Street, 30 minutes to Tottenham Court Road (with Crossrail connection at Stratford it's now even faster). Check on Google maps if you don’t believe me, I know you’re going to do it anyway.

Night Travel:
The N55 stops nearby and the Central Line Night tube runs to Woodford on Fridays and Saturday nights, so you’ll never be stranded.
