Quiet Room near Hope Uni (L25) - Female Only

The Vibe
I am a female University Lecturer looking for a friendly and reliable female housemate. I am easy-going, reasonable, and always happy to chat, especially about academic topics! I am tidy but not a clean freak. I usually meal prep once a week, and you are more than welcome to join in if you would like to cook together (I'm good at Chinese cooking😊).

The House
This is a beautifully refurbished 4-bedroom house with both a front and back garden. Since this is my own home, I am only looking for one lodger. This means we will be sharing the entire space just between the two of us.

Location (L25)
· Liverpool Hope University: 15-min walk
· Lidl: 7-min walk
· Aldi: 5-min walk
· Broad Green Station: 18-min walk

Room Options (Water and Wi-Fi Included)
I am renting out one of the following:
· Large Double Room: 110 pounds per week
· Cosy Single Room: 95 pounds per week
· Bills: Electricity and Gas are split 50/50 (estimated at around 100 pounds per person per month)

Rent and Deposit
· Rent: Paid quarterly (every 13 weeks)
· Deposit: 5 weeks rent
· Council Tax Band: Band A
· Requirements: Student status letter and tutor reference. If you are a professional, employment verification is required.

House Rules
· Tenant: Females only, please
· Quiet Hours: Please keep noise to a minimum between 11:30 PM and 8:00 AM
· Cleanliness: No piling up dishes in the sink. We will take turns cleaning common areas once a week
· Guests: No male overnight guests. Female guests welcome up to 3 nights per month for free. Dinner guests are always welcome!
