I have a fully furnished good size clean double room with double bed to rent in a two bedroom house in the Western Avenue area of Huyton., L36 It is a nice quiet house, so ideal if you work shifts.

The bedroom has a built in double wardrobe and there is also a walk in cupboard of which you would be allocated a large shelf. There is an arial for connecting a TV, a desk and free Wi-Fi.

Plenty of parking space available. I don't mind smokers as I smoke myself but only smoke in the back porch area, not in the house.

The house is situated in an ideal location as there are excellent transport links to Liverpool city centre and Manchester. The house is close to the M62 motorway, a 5-6 minute walk to the train station with direct routes to Liverpool and Manchester. It only takes approximately 12 minutes by train to Liverpool Lime Street and a 1-2 minute walk to bus stops.

The bathroom would be shared with me, there is a downstairs and upstairs toilet,. The bathroom has a bath and over bath electric shower. The house has central heating, washing machine, dryer etc. The kitchen and living room would be shared with me, and there is a fully equipped kitchen for your use.

It is a nice clean bright house in a nice road with nice neighbours, and a small mini-market across the road, which is well stocked and reasonably priced, really handy if you run out of anything. There is an Asda nearby (approx 1-1.5 miles) and a Tesco a couple of miles away with a very nice retail park. Huyton village less than a mile away with all the usual shops, banks etc.

I have an outside patio area to the rear which is west facing, so you get the sun pretty much until it sets. There is an outside table and comfortable chairs.

There is a security deposit of £200 which is refundable upon completion of the rental agreement, if no damage / losses have been caused directly or indirectly by the Lodger.
