Living room/library: The first reception room is a large library, with a full wall of bookshelves - ideal if you have a large collection of books you'd like to store! There are also over 500+ books in a variety of genres, perfect if you want to relax on the large sofa, or kick back on one of the two reclining armchairs. Additionally, the room has a large, wall mounted TV.

Snug: The second reception room is a smaller snug area with a comfortable leather reclining sofa and area for a TV. Large patio doors lead to the garden.

WC: There is a small WC under the stairs consisting of a toilet, sink and storage unit.

Kitchen: A large integrated kitchen-diner with 100cm range cooker - 7 gas hobs, two ovens and separate grill - perfect if you enjoy cooking or baking. Integrated pantry, fridge freezer, dishwasher, bins and microwave. A beautiful ceramic belfast sink and 6 seater dining table. Also included is a range of cooking utensils, cutlery and dinnerware!

Outhouse: Generous sized outhouse (currently used as storage) with additional freezer and washing machine.

Rear Garden: Large rear garden consisting of 3 tiers. 1st tier (accessed via snug room) consists of composite decking tiles and potted plants. Steps leading to 2nd tier; a small paved area with deep and extensively planted flower beds to either side with roses, dahlias, peonies, climbers, apple tree, hostas, ferns, hydrangeas and much more. Small pond area. Steps lead to the third tier; a large paved area perfect for entertaining, summer bbq's (bbq included!) or growing fruit and veg, should the fancy take you! This can also be accessed through the outhouse.

Multitude of small shops close and an Asda Superstore and Jacks within walking distance. County Road is a 5 minute walk away with a range of takeaways, hairdressers and a gym. Walton Hall Park a short distance away.

WORKING PROFESSIONALS PREFERRED. Mature students may be considered. Pets considered subject to agreement with other tenants and additional deposit. No couples - unfortunately the amenities will not cater for more than 4 tenants at a time.

I'm currently a live in landlord, but I will be moving out very soon. You will briefly be living with my beautiful, friendly and slightly overweight rottie, Ned, and shy cat, Stan. I will be moving to a local area, so you'll be able to contact me immediately for any problems. I'm an experienced landlord and have been renting for over 4 years.
