First, a bit about me. I am a health care professional (Registered Mental Nurse, of 25 plus years). I am also a voluntary Handyman in a Local Monastery.
I have two motorbikes, I enjoy cricket, Rugby (Union) and wrestling. Much of my free time is dedicated, my work, my faith and my other (voluntary) work.

I am a ‘live-in Landlord’, who occasionally rents a room of his house, as opposed to someone who buys houses as an ‘investment’ and rents rooms as a business. Living in a house with a live-in Landlord is a very different experience, to living in a shared house; most people prefer one rather than the other. You might want to think about this.

I have had tenants/lodgers in the past and I'd hope that I have learnt a thing or two from the experience. I might also add that I have rented myself and shared with others. I have a very good idea of what I'm looking for now.

-People of a mature disposition
-People who are sociable (one of my principle motivating factors in availing my front bedroom for rent is that of enjoying company/having the security of knowing that somebody sensible will be in my house when I’m away)
-People of a law-abiding and respectful in nature, (you’d be surprised at some of the people I’ve interviewed for a room).
-I am also very weary or people who might be looking for alternative accommodation owing to some kind of social problem, being kicked out of previous accommodation, being kicked out of home or divorce. Even though, I know that often these circumstances can arrive without blame and consequences. As it’s been my experience that in these cases the people tend to bring additional problems with them. However, if this is the case, be honest and talk to me about it.
I have found in the past that tenants from further a field, Poland, Hungary, Ireland and South Africa have made good tenants, although I’m not exclusively seeking persons from those countries.

I live in a two bed roomed terraced house. It’s the front bedroom/Double room which I let out, (it’s actually quite spacious, apologies for the pics), with plenty of storage space. No off road parking available, however there's plenty of Parking space in site of the property, facing the property there’s an area that has been landscaped. I should also mention that I have central heating, Broadband internet connection, washing machine, Dish Washer, Tumble Dryer etc.

A couple would be welcome; however we would discuss further the price in this respect.

I live with in travelling distance to Liverpool (10 miles or 40 mins public transport), Manchester (20 miles or 1 hour by public transport), Wigan (10 miles or 40 minutes on public transport). My place is also with in easy travelling distance from Warrington, Ormskirk and Widnes.
There is fingerpost shopping centre 2 minutes walk away and I am 10 minutes from St. Helens town centre and St. Helens central railway station and bus terminus.

Considering the fact that I live in the house and some of the potential tenants, whom I have met, have been, to say the least ‘inappropriate’, either owing to their personality or their lifestyle, I will always meet/talk with potential tenant(s) beforehand, in the first instance, before inviting them here. I’m not saying that you’re like that, but you can understand my issues with letting complete strangers into my home.

I am aware that given the fact that I'm including bills, I know that what I am asking for the room is well below the going rate for rooms in the local area. However, it is more important to me that the person/people are right as after-all we are going to live in the same house.
