Lovely double room in family home, friendly place

We're looking for a lodger - local student or young professional to rent our spare room in our family home with a small sunny garden. It's a lovely small double, overlooking the garden - so it's quiet, with a bathroom downstairs (shared occasionally, separate bathroom for the family) and shared use of the kitchen and sitting room. We're a friendly family looking for someone who studies close by or a young professional. Fulwell train station is 9 mins walk, Teddington is 15 mins walk, buses to Richmond and Twickenham are regular, bus stop 2 mins away. The High Street and Bushy Park are 10 mins walk. Females preferred. We have a kitten. We have had lots of au pairs and are used to sharing. We're looking for someone easy going, responsible - and tidy. There are two boys, both at school (12 and 16) and a mother who works full time. All bills are included in the monthly rent, including council tax and broadband. Minimum stay 1 month, no maximum stay.
