It is a private add. No added cost, no hidden fee, no other expense or surprises except £7 per month per person for fast wi fi fibre broad band unlimited use and Optional use of garden at £50 a month on top of prices listed above. No need for this payment if you do not require access to garden.

Single occupancy preferred but if a couple or 2 sharers are accepted then pls add the cost of £250 pcm on top of the listed prices.

This lovely studio is at walking Distance to the Wembley park and preston road as well as north wembley tube station and it is recently built. warm, cosy and desirable.

It has its own entrance from the front driveway. Lovely wooden bed and a very comfortable to sleep on mattress. The flat looks and feels great. You will see and agree, hopefully ( more info listed below after the questions)

Most of the info you may need is included in this add so Please read through and answer all of the following questions, the best and perhaps only swift way forward... Not looking to establish this information in half dozen emails whilst it can be done in the first message. You will agree, it will save time for you too and you will feel the communication is progressive and meaningful.

8. What is your maximum budget? I may have other availability now or in near future too but will NOT be cheaper than this one.

9. Please enlist AT LEAST 3 proposed/preferred DATES AND TIMES for viewing that may suit you but must be in line with guidance in next paragraph.! I shall then try to match them with my own schedule and offer you the appointment.

Guidance.... Generally Tuesdays and Thursday 5pm-7pm or Saturday 1pm-3pm can suit well if you propose these... Some Mondays 6pm-7pm may be possible...Other days and time not likely to be manageable!

This place has turned out to be really nice, beautiful living space. located 1 or 2 min walk from many buses including 245, 483, 79, 204 and few more. 7-9 mins walk from Wembley park tube and same from Preston road tube. Jubilee line and metropolitan line.

North Wembley tube on Bakerloo line is 10 mins walk away or 3-4 mins bus ride. Excellently located, many buses at doorstep.

5 weeks rent as deposit and 1 month rent in advance will be required as minimum standard but preference may be given to those who can pay the entire period or at least a few months rent in advance. In your First message, Please advise if you are in that financial position!

This flat is located at walkable distance, 15 mins to Wembley Designer outlet with plenty of designer shops, cafe bars, Hilton hotel, Novotel hotel, most banks, Lidl supermarket, coffee chain shops, restaurants, north west village, Vue cinema, football facilities and plenty more to keep busy. Newly built designer outlet offers a range of job opportunities too.

It also has good heating and all walls and floor and ceiling are insulated with warm building requirements so the Flat benefits from warm atmosphere. On the other hand, in summer, it has a cool cottage type feel in it!

IT IS NOT A USUAL TYPICAL LONDON RENTAL SUFFOCATING PLACE, YOU WILL NOT BE DISAPPOINTED WHEN YOU SEE IT. The journey time is approximately 12 - 14 minutes to baker street station and 15-17 minutes to Bond Street and oxford circus stations tube from Wembley park station.

clean, tidy place with clean feel and large wardrobe. Bright, warm and sunny. The sunlight comes straight in the flat. Fresh and pleasant.

Wembley park and its amenities are easy access by a short walk. 8-10 mins walk to Preston road tube where tescos is open till mid night, all nights including Sundays.


Northwick park hospital and university of Westminster harrow on the hill campus are also easily accessible

If you must require, then Parking can be allocated for additional cost of £120pcm.. We prefer those who do not need a parking spot but can discuss in person.
