Furnished double room in a 2 bed upper Villa located in Balerno with direct bus routes to Edinburgh and The Gyle/Heriot-Watt.

If you're someone that loves the outdoors the flat is located a short walk from the foot of the Pentland Hills and beautiful reservoirs, the indoor climbing centre at Ratho is a 10/15 minute cycle/drive .

I do have a dog, Luna, who will be living with us. She's lovely, quiet (unless the postman comes), and will definitely want to be friends. LGBTQ+ friendly is a must :)

All furnishings seen in the picture are included. There is a large built-in wardrobe/cupboard directly opposite the room that can be used as extra storage. The bed has x2 double drawers.

All bills are included in the price, this will increase in the winter due to heating costs, last year it was around £30-50 more depending on usage.

Included and is located just out the front of the property.

High-speed fiber broadband (500Mbps up / 50 down) -ethernet connection can be provided.

-ABOUT ME-

I'm a 25yr old guy and work from home. I'm very laid back and easy to get on with. I tend to spend most of my time at home, love cooking, music, gaming, and walking. If you're into plants I'm currently working on turning my living room into a jungle and any help is welcome :)

My boyfriend, Finlay, quite often stays a few nights a week.

-TRAVEL INFO-

Direct bus links with Lothian 44 and First 63;

The 44 bus comes every 10 minutes and stops just outside the door, taking around 40 minutes to get into the center of Edinburgh. The 63 is a new service and connects Balerno with Herriott Watt & The Gyle. To bus/cycle to Herriott Watt takes about 15/20 mins.
