Hi there!

I just moved over to Edinburgh from Germany for a postgraduate degree (design for change at ECA) after studying clothing technology in Hamburg. I was lucky to take over this apartment in Bruntsfield, which is owned by a relative of mine. My mum grew up in Edinburgh, so I have family here and visited many times, but this is my first time actually living here. So far I've enjoyed myself quite well.

The apartment has a classic Edinburgh-charm with high ceilings, bow window and stucco in the living room (? not sure if these are the correct english terms, but you get the idea). The fireplace actually works! There's also a dining table and two couches for dinner evenings or guests visiting.
The spare bedroom looks out onto the spacious back green, which we have access to. The room is furnished with a bed, cupboard and some shelves. However, there'd probably be a way of selling or storing some of it if necessary. I've already checked with the landlord that it would be fine to take out the carpet, which would then reveal the wooden floor.
The kitchen is well equipped and modern (dishwasher, microwave, washing machine, all good and working), so is the bright bathroom (with bath tub).
The location couldn't be better: The Meadows opening up to the one side and on sunny days a view down to the sea (Leith) to the other side. Walking distance to city centre.

I am a trained tailor and interested in sewing and related arts. I'm always up for going to concerts, cinema, pub nights and so on, so fairly sociable. This also relates to life in a shared apartment, however I also think it's important to be able to have some time alone and am the last person to be offended if not offered any small talk at the end of a long day. I think a decent amount of cleanliness makes life much easier and appreciate if both of us takes the initiative to keep the place in good shape.

As mentioned above, I just moved in, so have not set up an account for gas and electricity yet. Therefore the total price of 700 pounds is an estimated maximum, I expect to be a bit less, wifi included.
I want to be transparent upfront: I'm getting a family discount on the apartment, so I am paying a little bit less than the sublet tenant, who ideally would be fine with this arrangement. So if you don't mind me playing the family card, I'm looking forward to hearing from you :)

Also, I don't know how it's usually handled in the UK, but as common in Germany I'd need some confirmation of income or letter by a guarantor from you.
