Bruntsfield room for Postgrad

My flatmate is moving out so there is a room available from 10th November for a student in a 2 bed flat near Bruntsfield. The flat’s a nice size and in a good area, 15 minutes walk through the Meadows to George Square and just up the road from Fountainbridge.

There's a decent sized kitchen and the living room is nice. We’ve got a TV for Netflix and stuff.

I’m a third year physics Phd student so ideally looking for another phd student to move in. But for council tax reasons it must be a student.

A potential flatmate would be considerate and independent but not reclusive. It'd be nice to have someone who can chill out and watch the football/TV with for example. I like to keep the flat relatively clean to make it a nice place to live and I'd expect a similar effort from a flatmate.

Rent is £420 per month. Utilities come to around £60 per month including gas, electricity, broadband and TV licence. The landlord will ask for two references.
