Very large living room / double bedroom with an attached office / dressing / box room for rent in a lovely quiet, leafy area. It is just a short walk from Bruntsfield’s shops, cafes and bars. There are excellent bus routes 2 minutes away, and the Meadows are nearby too. The rent includes Council Tax, electricity, power, gas and water bills. The rent is £750 for a single, and £850 for a couple.

The living space has an open fireplace, large sofa, and a wide bay-window with an open outlook onto trees. To the rear of the room is a double bed, chest of drawers, clothes hanging rail, and so on. The box room is included in the rent, and it has ample room for desk or other furniture

The flat is on the second floor and has a lovely large, light kitchen / dining room (south facing) with seating area, larder and utility room.
The bathroom has a good shower and a large bath. There is a shared south-facing garden.

You may be able to store a bike in the stair. There is easy on-street parking if you purchase a resident’s parking permit.

There is just one woman, J, in the flat at present. She is friendly, responsible, clean, tidy and sociable. You would of course get to meet her (at proper social distance etc) if you were interested in viewing the flat.

We may very occasionally stay in the flat but we live elsewhere in Edinburgh at the moment. We both love walking, cycling, travel, wild places, books, films, music and good coffee!

The flat would suit people who go to work during normal (ish) hours and who can respect other residents’ need for quiet.

We like the flat to be clean and tidy and expect everyone to do their share of looking after the shared spaces.
The cost of stair cleaning and garden maintenance is all included in the rent, so no need to worry about those jobs.

No smoking, and sorry, we both like animals, but no pets.

The ideal start date is for July. We always meet people face to face (now following social distancing norms) before we go ahead with rentals.
